CASE STUDY: Chalkhill - Managing large-scale change
One of our largest projects centred on the 85-acre, 1,200-household Chalkhill estate in Wembley, north London . By the mid-nineties this 1960s-built concrete high-rise estate had become the epitome of poor-quality housing.
In July 1996, the Metropolitan Housing Trust and Wimpey Homes won the contract to undertake the redevelopment, using an innovative combination of transfer, refurbishment, demolition and new build.
The old high-rises were demolished to make way for a lower-density estate of 450 houses and flats. 461 homes were developed off site to facilitate the project’s decant and re-housing programme, while 450 low rise homes on the adjoining Scientist Estate were refurbished with residents in occupation.
The new development also included construction of a police office and the Combined Facilities Building (with a health centre, GP surgery, community centre). The local primary school was provided with a new computer suite, car park and play area.
