As well as large regeneration schemes, we also regenerate many smaller housing schemes turning them into communities where people want to live.
Angela Carter Close
Gaumont House - Peckham, south London
Formerly Mecca bingo, this site was redeveloped in partnership with Notting Hill and Ujima housing associations and includes 64 homes for shared ownership and rent. Existing social housing tenants along with police, NHS workers and teachers were given priority for the new shared ownership homes. The scheme opened in October 2004 and demonstrates partnership working with other associations and the Borough in delivering a mixed tenure project.
Lingham Court, Stockwell, south London
The success of the Lingham Court development in Stockwell was demonstrated by a 2005 Housing Design Award. Praised as a 'design-led scheme', the development used innovative construction techniques, meeting the strict weight limits imposed by its location above the Victoria Line.
The scheme also utilised innovative funding arrangements to create 30 flats for frail and elderly from the profits of 46 homes for outright sale on the site. This created a mixed tenure development which, through its welcoming of local older people's groups, has been described as a 'rich asset' to the local community by the Housing Corporation.
Rose Hill - Sutton
MHT maximised affordable housing in this larger Section 106 development. Bellway Homes developed 175 homes and two retail units. MHT has approximately 70 homes as part of this development which include 24 key worker flats, 13 low cost home ownership flats and 34 rented homes. Part of the scheme was funded by the Housing Corporation's Challenge Fund in addition to ADP funding. An eco homes good rating has been secured for the affordable homes and a car sharing club is being promoted as a condition of the planning consent.
Molly Huggins Estate - Lambeth
Named after our founder, Lady Molly Huggins, this estate was increased to 84 homes when 13 additional homes for social rent were completed early in 2005. The new homes include a three bedroom bungalow built to disability standards and lifetime homes standard for all ground floor flats. The scheme has achieved a very good eco homes rating and will have low running costs.
Healthy Resource Centre - Croydon
In autumn 2005 we were given planning consent for an innovative new development in Croydon. The environmentally friendly scheme was built on the site of the old Croydon General Hospital and includes solar panels, biomass heating and wind powered heat recovery.
Developed with Croydon Voluntary Action (CVA), the scheme provided 16 one and two bedroom social rented and shared ownership flats. The ground and first floors provide a variety of community facilities owned and managed by CVA, including a healthy resource centre, café and crèche.
Waltham Cross - Hertfordshire
In 2007, we began working with Durkan Ltd on a landmark housing scheme in Waltham Cross, Hertfordshire. The development, which will house 45 rented, shared ownership and key worker homes, will have a distinctive elliptical shape surrounding a horseshoe-shaped courtyard. Due to the restricted size of the site, it is being constructed from a hot rolled steel frame with lightweight cold rolled metal stud internal walls. This avoids the use of concrete piling - a problematic construction method in such a tight space.
