Empowering communities

Regeneration is not just about providing people with better housing. It is about sensitive management, development of social and economic support and empowering communities. Regeneration of estates continues to be one of the major mechanisms for helping to remove social exclusion.

Through our existing programme of seven estate regeneration schemes, MHT is developing a range of measures to make these large and long term projects a lasting success. We listen to our residents and work closely with them to provide appropriate and sustainable improvements.

Strongbridge Close, London Borough of Harrow

We are regenerating Strongbridge Close estate in Harrow, creating 254 new homes. Regeneration will include the development of over 100 new homes for outright sale, which will generate a significant part of the funding for the scheme, along with 107 affordable rental flats and 40 shared-ownership flats.

The existing estate is being replaced by attractive timber-framed houses and concrete-framed flats, up to seven storeys high, to create three and four bedroom properties, low cost home ownership opportunities, better quality homes and a modern look.

Located in pleasant green surroundings, this nine-acre site is within walking distance of shops and a pedestrian bridge links it to the underground at Rayners Lane. The redevelopment commenced in late 2007 and is expected to be completed in two phases to accommodate the re-housing of existing tenants on site.

West Hendon, London Borough of Barnet

MHT was selected by Barnet as its RSL lead partner for the regeneration of West Hendon estate and its run-down local shopping centre. The project involves building over 2,200 new homes which include 548 new affordable rented, 132 new shared ownership & 1,491 new outright sales

The neighbourhood will have a new town square featuring improved shops, bars and cafes, and new leisure and community buildings. There will also be improvements to local transport, with additional bus services, improved cycle and pedestrian routes and significant alterations to the Edgware Road.

West Hendon is a Partnership between Barratts, West London and MHT and is a £475m project funded by the sale of private residential units and commercial development.

There will be a rolling programme of land transfer, decant, demolition and new-build to complete by 2018, and the scheme supports the ecological protection programme for Welsh Harp reservoir.
